8 Instagram Marketing Tips For Real Estate Agents

I have received requests for sharing more of my marketing tips, so here comes one for real estate agents and brokers.

Pretty much everyone uses social media to share updates about their lives, but as a real estate agent or broker, are you using these channels to grow and nurture your business? You want to meet your clients and prospects in their daily lives on Instagram.⠀

One mistake that agents make with social media is only posting home listings. This provides no real value to anyone that isn’t currently in the market to buy a home. You need to share value-rich content. ⠀

Here are a few tips on how you could work with your real estate business on Instagram:

1️⃣ Ask your network to engage with you and share their own thoughts in the comments and be sure to respond when they do. This also gives you ideas on what to post next.

2️⃣ Show Behind the Scenes. Real estate reality shows have become common recently, which means that the public is interested in how this business works. Show some photos and videos that explain the behind-the-scenes workings of a real estate agent. Showcase how you prep a new property for sale, the open house process, and interview some of your buyers and sellers after closing. Content like this, posted with no sales motive, is the fastest way to get eyes on your profile and to promote engagement and conversation.

3️⃣ Post short videos! Instagram is for more than still pictures. Record short walking tours of some of your properties. Show the neighborhood and highlight tourist spots that viewers might enjoy. Instagram also has a live video function, which is perfect for taking your social media followers on a walk-through. Remember to make it fun.

4️⃣ Instagram is the perfect spot for networking. But who should you connect with and follow? My suggestion would be the following: 

  • A – Past clients
  • B – Current clients
  • C – Potential clients
  • D – Local business owners
  • E – Local community influencers
  • F – Local residents

5️⃣ Don’t miss out on reference stories from your satisfied customers! Revisit or make them take enticing and compelling photos of them in their new home and let them tell their story á la @humansofny

6️⃣ You have a sales funnel for all other kinds of leads so your Instagram campaigns should be no different. The top-of-the-funnel content should attract a broad audience in your target demographic and focus on increasing your brand awareness. You want as many people from your target demographics to connect with this content and start following you.

7️⃣ Content for the middle of the funnel should reel in new followers and get them closer to giving you their contact details.

Instagram stories are great for this purpose of giving your followers a behind-the-scenes look at open houses and properties that haven’t hit the market yet.

8️⃣ At the bottom of your sales funnel content should show why you’re the best choice of real estate agent for your followers.

When your followers reach the bottom of your funnel, they’re looking for reasons to go with you versus reaching out to another agent in your area. Instagram is an ideal way to show visitors you’re the local expert; you know all the hottest listings, and you’re the best person to help someone reach their real estate goals. Be personal and show YOUR expertise.
